For many decades MLT lawyers have played leading roles in negotiating and advising clients on major commercial real estate development projects, including several involving complex joint venture, co-ownership and partnership structures. We provide advice on and prepare leases, ownership structures (including syndications, joint ventures, limited partnerships and corporations) and financing instruments (mortgages, mortgage bonds, leasehold financing and other secured financing arrangements). Our services include development approvals (including subdivision applications, and zoning, land use, and environmental compliance advice) contract negotiation advice and assistance, purchases and sales of commercial and industrial use land and properties, commercial leases, land development, and advice on landlord and tenant disputes. We have experience with commercial and multi-unit residential property developments and financing, and have advised investors, developers and the owners of shopping centers, commercial, industrial and residential building projects, and resort properties.
We represent individual owners and investors, private and public corporations, trusts and foundations. We also act for major chartered banks, credit unions and pension funds, and some of Canada's largest insurance lenders in transactions involving income-producing properties. We act for numerous developers, landlords, tenants and construction companies.
Among our clients is one of Western Canada’s largest private land developers/managers. For non-residents wishing to acquire farmland, we provide advice and seek exemptions under The Saskatchewan Farm Security Act.
